Spring Valley Neighbourhood Structure Plan (Formerly East Points Stage 1).
This website will be the primary source of information related to the approved Spring Valley Neighbourhood Structure Plan (NSP).
In 2012, the Spring Valley lands, located on the eastern edge of the City of Airdrie, were annexed to support development and growth. To guide the future of this area, the East Points Industrial Community Area Structure Plan (CASP) was adopted in 2020. In August 2023, the Spring Valley (previously called East Points) NASP was approved by council.
About the Project
What is an NSP?
A Neighbourhood Structure Plan (NSP) is a statutory document that is required to be prepared by a developer for any undeveloped parcels of land larger than one quarter section in size. The document must be in alignment with other guiding policy documents and requires Council approval. An NSP provides a detailed planning snapshot for its subject lands, which can include land uses, roads, infrastructure, and utility locations, amongst other potential details. The specifics outlined within an NSP document direct future zoning and subdivision. To learn more about NSP’s, please follow the link below to the City of Airdrie’s website.
East Points Industrial CASP
The East Points Community Area Structure Plan (ASP) is a statutory plan that guides the future development of a mix of light, medium, and heavy industrial land uses on six quarter sections of land in northeast Airdrie. To learn more about the East Points Community ASP, please follow this link below to the formal document.
